Deeds, Sample Packages, Closing Receipts and Letter Corrections

Sample packages

New sample packages let you try the Washington probate system in a few minutes, for testate and intestate matters. Open the Opening, Post Appointment or Closing sample and a completed matter fills in for you. Change any answer you like and assemble the documents to see the result. The Opening packages' Getting Started tab no longer has the Explore Sample Data section and the Load Sample Data button; the samples replace them.

Deeds and the REETA

• Every deed now prints the Grantor(s) and Grantee(s) on page 1, as RCW 65.04.045 requires, and states that it is hereby executed by the Grantor.
• The Quit Claim, Warranty, Personal Representative's and Community Property Allocation deeds have a clearer Recording tab and clearer Parties, Property, Case Details and Grantee screens, with a help link to the deeds article.
• The REETA's legal description box now prints the full legal description, or says "See attached legal description" when it is too long. The continuation sheet is its own document, named for the property, instead of being added to the end of the deed.
• When a seller or buyer has no address, the REETA and its continuation sheet print blank lines to complete by hand, and the City/state/zip boxes no longer print a stray comma or [STATE].

County look-up. Choose the county and enter the parcel number, and the interview fills in the property address, the land, improvement and assessed values, and the tax parcel from county or state records. It also fills in the abbreviated legal description when the county provides one. Every Washington county is included.

Closing package

• The Receipt of Distribution now prepares a receipt for each heir in an intestate matter.
• The Receipt of PR Fees and the Receipt of Attorney Fees are prepared only when the Declaration of Completion shows that fee above $0, with one receipt for each Co-PR who was paid.
• The Notice of Filing the Declaration of Completion now has a full notice when distribution is already complete.

Intestate Opening package

The Letter to Courthouse tab now says Administrator and no longer offers the Original Will or Letters Testamentary. The Intestate Petition no longer prints a bare "No" or "None" in a sentence when an optional box is answered that way.

Letters

The letter date options now work better in five more letters: the DOR transmittal letter, the Notice of Appointment letter to parties, both Creditor Issues letters to the Personal Representative, and the Receipt and Waiver letter to parties.

Pleadings and signature pages

• Signature blocks, notary blocks and Declarations of Mailing now stay together on one page.
• A Co-PR named in a Codicil is described as designated in the Codicil in both Orders, matching the Petition.
• The Blank Declaration prints the current year instead of 2025.
• The PR Authorization to Firm no longer prints two periods after a name ending in Jr. or Sr.
• The Supplemental Statement no longer shows old leftover entries on its copy pages.

Package Review

Each Package Review now lists every document its package creates, not only the pleadings, with wording and dollar-format fixes.
