Stand-alone deeds: new interview, county look-up and the REETA

For Washington and Oregon Users

The stand-alone deed interviews are reorganized into three tabs: Deed Parties, Property and Recording. Each tab has clearer questions, a help link, and a reminder when there are several Grantors or Grantees. The deeds now say “Grantor” or “Grantors” to match the number signing, and include a “This deed is hereby executed by” line above the date.

Washington only

County look-up. Choose the county and enter the parcel number, and the interview fills in the property address, the land, improvement and assessed values, and the tax parcel from county or state records. It also fills in the abbreviated legal description when the county provides one. Every Washington county is included.

Real Estate Excise Tax Affidavit. The Quit Claim Deed and Warranty Deed now prepare the REETA along with the deed, and the REETA can also be prepared on its own. It is filled in from your deed answers: the parties’ names and how they hold title, the parcels, and the exemption. The exemption question asks for the WAC section and paragraph that applies (for example 211(2)(g)), and the affidavit prints the matching reason from the Department of Revenue’s list. When there is more than one grantee, a continuation sheet lists each grantee and their share. For now the REETA is available with the stand-alone deeds only. Adding it to the trust packages is in the process of being developed.

The Grantors and Grantees are now listed on page 1 of the deed.

Oregon only

Oregon deeds now ask for the consideration and the address for tax statements, and print both.
